Summary:
The Service manager will be responsible for the day to day technical operations. The individual shall have excellent organization skills and be capable of working in a fast-paced work environment.
Essential Duties and Responsibilities:
- Responsible for the timely, efficient, cost effective operations, maintenance and repair of all requirements contained in the Performance Work Statement.
- Responsible for interviewing, screening and recommendations for any potential service, custodial or grounds personnel.
- Responsible for the subsequent training of all service, housekeeping/custodial or grounds personnel.
- Responsible for the research and evaluation of all current and potential products used in the maintenance and upkeep of the property.
- Reviews documentation before is sent out to external customers.
- Will be available within one (1) hour of initial contact (during normal working hours) to discuss issues with COR.
- Will respond within two (2) hours of initial contact outside of core duty hours.
- Establish policy for end user experience on all products and services.
- Maintains service consistency throughout project life-cycle, through quality checkpoints and testing.
- Responsible for creating task and checklists for service delivery
- Orchestrates the delivery of services to the customer.
- Provides effective communication regarding issues, objectives, initiatives and performance to plan.
- Works with Program Manager to develop project schedules and resource allocation.
- Develop and manage our safety program, fostering a safety culture to ensure the safety of all our employees and customers.
Non - Essential Duties:
- Know and/or have experience in Project/Contract Manager position to fill in as necessary.

Job Requirements
- High School diploma/GED or equivalent.
- A minimum of ten (10) years of experience in the Service Business, HVAC, Mechanical Systems, Quality Inspections, and Quality Control Programs.
- BS/BA degree in business related field preferred.
- Background working within a government contractor preferred.
- Must possess and maintain a valid state driver’s license.
- May be required to obtain and maintain a DoD security clearance.
Knowledge, Skills and Abilities:
- Proven experience in all Grounds Maintenance and Janitorial services.
- Proven experience in other systems and equipment to include:Effective oral and written communication skills.
- HVAC systems, cooling towers, EMCS, Electrical, emergency generators which includes air opacity compliance.
- Cathodic Protection systems, grounding devices, Lighting systems (all), Inspection Testing & Maintenance (IT&M) on wet, dry and chemical fire suppression system.
- VTE (Vertical transportation equipment), Storm Water Catch Basins, Oily/Water Separators, Wastewater and Potable water testing and treatment facilities, above and below ground fuel storage tanks.
- Structural, surfaced and un-surfaced areas, paved surfaces (including snow removal).
- Backflow Prevention testing and repair.
- Unfired Pressure vessels.
- Locksmith services.
- Exhaust Hoods and Ducts.
- Pest Control and refuse collection – (Collection of Solid Waste, Hazardous Waste, Recyclable Waste).
- Ability to manage multiple projects, assign tasking and work in a team environment.
- Must have the ability to make recommendations to effectively resolve problems or issues, by using judgment that is in consistent with standards, practices, policies, procedures, regulation or government law.
- Skill in operating a personal computer and standard office equipment.
- Must have proficiency in a variety of computer software applications in word processing, spreadsheets, database (MSWord, Excel, Access, PowerPoint, Outlook, and SharePoint.)
- Excellent organization skills and be capable of working in a fast-paced work environment.
- Must have excellent working knowledge of the Federal Acquisition Regulations and other associated contracting regulations.
- Heating, ventilation and air conditioning (HVAC) certification is strongly suggested.

Coordinates, supervises, manages, on-site trades personnel and subcontractor work.
Additional Qualifying Factors:
As a condition of employment, must pass a pre-employment drug screening, as well as have acceptable reference and background check results. May be subject to a government security investigation and must meet eligibility requirements for access to classified information. Only US citizens are eligible for a security clearance. May be required to obtain and maintain a DoD security clearance. Must possess and maintain a valid state driver’s license.
